Campanelli Embarks on 14th Massachusetts Business Park
Campanelli, a full-service commercial real estate development and construction management company, today announced that they have begun the permitting process for 87 acres of land in Bellingham, Massachusetts. The new Campanelli Business Park of Bellingham offers opportunity for approximately 900,000 square feet of new, modern industrial development projects. A combined team of Andrew Sacher of Parsons Commercial Group, Inc. with Rick Schuhwerk, Ed Jarosz, Tony Coskren and Brian Pinch of JLL will represent Campanelli on the marketing of the park.
Campanelli is already exploring the 900,000 square feet of development with the possibility of either speculative construction or as a build-to-suit opportunity. The developers are currently pursuing a 600,000 square foot industrial warehouse scenario on the property and an additional 300,000 square foot building. Designs being presently considered will incorporate every key characteristic important to today’s modern industrial user.
Directly abutting Interstate 495 with visibility from the highway, the Business Park of Bellingham is positioned in what is considered to be a rapidly growing “outer belt” of Metro Boston. With easy highway access and direct routes to the cities of Boston and Providence, Bellingham is an ideal spot for distribution centers as well as corporate offices.
Campanelli Construction recently completed a 250,000 square foot warehouse and distribution center for Victory Packaging on land adjacent to the future Campanelli Business Park of Bellingham. Developed by Seefried Industrial Properties, the new single-story facility serves as an operations and distribution center for Victory Packaging in New England.
Campanelli has successfully developed 13 business parks throughout Massachusetts, including Upland Woods in Norwood, Weymouth Woods Corporate and Medical Centers in Weymouth, and the Campanelli Business Parks of Middleborough, Freetown, Stoughton, Brockton, Westfield and Braintree.
“Our team is very excited about the potential of this Business Park” enthuses Campanelli Partner Robert DeMarco. “The physical site has every key ingredient for a successful park including the size of warehouses it can accommodate, proximity to Interstate 495 at the Bellingham interchange, as well as significant interest and momentum in the area for industrial development including the recent Victory Packaging project. This is one of very few large untapped sites that remain in Massachusetts.”
Campanelli Construction is actively working on major construction projects throughout the area. Most recently they broke ground on a 188-unit multi-family community, being developed by Campanelli in Norton, Massachusetts and currently has another 262-unit multi-family community dubbed One Upland underway in Norwood, Massachusetts. Other current projects include an 83,000 square foot warehouse and distribution center for non-profit Edesia in North Kingstown, Rhode Island, as well as a renovation/expansion for Zildjian in Norwell, Massachusetts.
